The channel brief quotes an EOI rate of Rs 21,000 to Rs 22,000 per sq.ft. That is a rate, not a ticket, and no unit size has been published beside it, so this project currently has no entry price anyone can honestly quote. Buyers need the official cost sheet showing base price, floor rise, parking, clubhouse charges, maintenance deposit, corpus, legal fees, infrastructure charges, GST, stamp duty and registration. The better comparison is whether the all-in value beats Mahindra Blossom, Alembic Cloud Forest, DSR Hope Farm, mature Whitefield resale or a farther project with more certainty.

A rate on its own is a positioning signal, not a purchase budget. Model advertised entry price, agreement value and livable cost after GST, stamp duty, registration, parking, floor rise, clubhouse charges, corpus, legal fees, interiors and rent during construction.

The fair comparison is not simply price per sq.ft. It is whether the final all-in cost buys a better home and location package than Mahindra Blossom, Alembic Cloud Forest, DSR Hope Farm, mature Whitefield resale or another East Bengaluru launch.

What the rate costs at each size

Because the brief gives a rate and no size, the only honest way to read it is to do the multiplication yourself against whatever area you are offered. Everything in this table is Rs 21,000 or Rs 22,000 multiplied by the area in the first column, before a single tax or charge is added. None of these sizes is a published Lodha figure; they are round numbers chosen to bracket the large-format range the project is being marketed in.

Add the statutory heads on top of any row. GST runs at 5 per cent because the home is under construction, Karnataka stamp duty with cess and surcharge is about 5.6 per cent, and registration is about 2 per cent of agreement value, so roughly 12.6 per cent before floor rise, parking, clubhouse charges or corpus. On a 2,500 sq.ft. home that is about Rs 66 lakh at the lower rate, taking the cheque to roughly Rs 5.9 crore, and about Rs 69 lakh at the higher one, taking it to roughly Rs 6.2 crore. Those are our figures applied to the quoted rate, not the developer's: ask for every line as a rupee amount on the cost sheet.

Two questions decide whether the table above is even the right table, and neither has a published answer. The first is which area the rate is charged on. Bengaluru marketing almost always quotes super built-up area, and the channel pages circulating this project describe super built-up sizes, but the brief itself advertises carpet areas, and a rate on carpet against a rate on super built-up differs by roughly a third for the same home. The second is whether the private deck that every residence carries is inside the chargeable area. Ask both before you treat any number here as your budget.

Our take: a figure of Rs 4 crore has been circulating for this project through channel and aggregator pages. Against the sizes those same pages quote, it implies about Rs 16,000 per sq.ft. The EOI rate in the current brief is Rs 21,000 to Rs 22,000, which is 31 to 38 per cent higher. Both cannot be true. If you were shortlisting on the older number, re-run your budget before you visit.

Who the EOI cheque is actually made out to

The brief states that expressions of interest are being taken in the name of Lodha Developers Limited. That is the listed parent, renamed from Macrotech Developers Limited on 16 June 2025, and it is a reassuring name to see on a pre-RERA instrument. It is worth knowing that the registering promoter may not be the same entity. Lodha Mirabelle at Manyata is registered with Karnataka RERA under G Corp Homes Private Limited, not under the Lodha name, so the company that markets a project in Bengaluru and the company that files it can differ.

Before any money moves, get in writing: the exact legal name and CIN of the entity receiving the funds, the bank account it goes to, the refund trigger and the refund window, what happens to your allocation if the RERA filing names a different promoter, and whether the EOI amount converts to booking amount or sits as an advance. An EOI is not a booking and it is not protected by RERA, because there is no registration yet to protect it.
